Reappraisal notices sent to county property owners

Tuesday, April 22, 2008
Dyer Countians this week are expected to receive their 2008 property reappraisals, reflecting the changing values of homes, businesses and land for owners of about 22,500 parcels.

"We're ready to help anyone with questions," said county assessor Janie Gregson.

County and state property assessment experts are manning telephones and desks at the Dyer County Complex this week through April 30, from 8:30 a.m. to 4:30 p.m. each weekday.

The postcards were sent by mail from Nashville on Friday, said Gregson. Several residents received the notices on Saturday, prompting calls as soon as the telephones were plugged in on Monday.

"Most people just need an explanation of what it is," said Gregson. "But we can answer almost any question."

The last appraisal of the kind was in 2002, although a 2005 mid-cycle reappraisal helped officials keep an eye on changing assessments.

The estimate for current reappraisals is 88.57 percent, said Gregson, which means a drop of about 12 percent since 2003. However, several property owners discovered their parcels had doubled in value. Farmland has gained appreciable increases, though homes in older neighborhoods most likely fell in value.

The 2003 reassessment resulted in average increases of nine percent for property owners in the county.

Dyer County Mayor Richard Hill said he doesn't foresee a change in the county's certified tax rate of $2.58 per $100 assessed value.

"I think it will all shake out when it's finished," he said. "The overall average is what we'll have to look at."

The assessment drives the county budget by providing data for setting the tax rate. Hill said if values fall enough, the certified rate could be re-set to the 2003 rate of $2.50.

"But in the end, I don't see a big change."

The final tally should be received before budget meetings commence in mid-May.

"At this time I'm not too concerned about it," said Hill.

To contact a re-appraisal expert, call (731) 285-7822 or stop by the county complex at 159 Everett Avenue in Dyersburg.

They just appraised my house last year and the appraisal from last year to this year has jump up nearly double. Does not sound right to me. The gas prices going up what will be next? The richer get richer and us working class are paying for it. I wonder how much did the mayor taxes go up to or did they?

People of Dyer county should voice they oppinion conceing this appraisals. I understand there is a need for appraisals but not highway robbery.

Our appraisal went up also and there is NO WAY I could sell my house for what they have it appraised for.

Madmama, I can relate to you with dealing with Mr Hill and Mr Cobb..There is a lot out here that we have been trying to get cleaned up for years. Every time it's the same thing..they have 1 month..etc etc etc..We finally gave up years ago on trying to get them off their tails to do anything about the nasty dangerous cut in half house trailer that sits on the back of the empty lot, not to mention who knows what else that the current EMPTY never lived in run down trailer hides.

All I can advise is to play the lottery every week so we can become someone in Dyer Co...other than just a hard working tax payer.

They couldn't raise our taxes, so they increased the value of our property to collect more revenue. Protest and appeal!!!

Market value should never be less than the county's appraised value.

PROTEST AND/OR APPEAL

I guess we need to change the tax rate.

That's what driving our high tax bills!

Values are set by sales and will stand

regardless. SO the tax rate needs to

go down!! Mr. Chaney needs to do his job and cut out overspending!!Who needs

high paid paramedics, high paid teachers, paved roads, law enforcement, and why do the

commissioners need us to pay their insurance?? Alot of cuts can be made

in the budget, right?

And we all know that Dyer County (by law)can't bring in more money during a reappraisal than it did the year before

so the only thing to do is lower the tax rate!! If the state certifies

a lower tax rate and the commission

certifies that it stays the same...

it's a tax increase.

We go through this little furball every time the tax laws open the door for another hefty property tax on us...which, of course, the republicrat run government always votes to approve. It doesn't seem to enter their agenda driven brains that our country is in an economic death spiral caused by the exodus of industries encouraged by (not so) free trade agreements, exorbant fuel prices made worse by environmental insanity, and monetary policies that are beyond comprehension. The fact that we can no longer fund all the burgeoning government agencies and social programs because of shrinking incomes hasn't dampened the republicrats' zeal to shove more government down our throats. Folks, I know nothing I say is going to do one d--n bit of good, but down deep in my heart I believe representative government isn't working because the people we are paying aren't listening to us at all. Obama is using the right slogan for the wrong reason. It IS time for change we can believe in, but putting him in office won't get the job done. Same for Clinton. Same for McCain. We're in BIG trouble. Automobile manufacturers continue to shove excessively luxurious gas guzzlers at us, gas prices climb out of sight, illegal immigrants are invading our economic system, and Washington is ignoring it all. The system is broken and we're being asked to pay a 22.7 percent property tax increase so no moron will be left behind in a curriculum inflated with lofty ideals and an education (?) system bloated with extracurricular crap. Get real: Not every child is going to be a rocket scientist. And little Suzie doesn't really NEED to be a cheerleader at taxpayer expense. In fact, the kids would probably grow into adulthood a little saner if they weren't forced through some educated nitwit's idea of essential skills. I could say a lot more. You get the point.

What a bunch of complainers.

Most of you would moan and complain if all you got at the last supper was a loaf of bread and a little wine served by Jesus Christ.

You complain about high taxes when Dyersburg and Dyer County has one of the lowest tax rates in the State. Then you complain about bad roads, bad cops, bad schools. Then you fuss when they go from 2 day to 1 day a week back door garbage pick up.

Look around and you can see that Dyersburg and Dyer County do a good job for the amount of taxes WE pay.

Heck, Dyer County was even rated as one of the lowest cost of living communities in the nation just recently - check out the story in State Gazette.

I see that everyone here has a computer and an internet connection. If ya got it that bad then sell your computer, cancel your internet service, cable, satellite, get rid of your cell phone, quite smoking, sell your car and walk to work - if ya have a job that it.

You should thank GOD for the blessings you have and the fact you live in a country where you can choose to whine everyday.

Misery breads misery.

mark and joy,

DUH, so multiply the tax rate X

20,000...there's your big increase.

Will that buy a good pair of tennis shoes?
